Accepting these terms

These terms cover your use of the Modern Edmond Concrete website and any work you hire us to do. By using the site, asking for an estimate or booking a job with us, you agree to them.

If you don't agree, please don't use the site or book work through it. You can start back at the home page or read more about us before you decide.

What we do

Modern Edmond Concrete is a concrete contractor in Edmond, OK. We pour and finish driveways, patios, sidewalks, steps, garage floors, pool decks, slabs, footings, foundations and retaining walls for homes and businesses in Edmond and the cities around it.

The service pages on this site explain the work in general terms. They aren't a promise of a particular result on your property, because every job depends on what we find once we're on site, such as the soil, the drainage and the condition of any old concrete.

Estimates and pricing

We give free estimates at your property, with no pressure to book. An estimate is based on what we can see and measure that day, so it covers the size of the job, the thickness of the slab, the base work, the finish and the access we expect to have.

Your price can change if the job changes, for example if you add square footage, choose a different finish, or we find soft ground, buried debris or old concrete that has to come out before we can build a proper base. We'll tell you before we do work outside the estimate, and we won't charge for it without your approval.

An estimate is good for the period written on it. After that, material costs may have moved and we may need to update it.

Scheduling, weather and cancellation

We schedule pours around the weather, because rain, freezing temperatures and extreme heat can weaken new concrete. If conditions aren't right, we'll move your pour to the next suitable day, and a weather delay isn't a breach of our agreement.

We ask for as much notice as you can give if you need to cancel or reschedule. If we've already ordered concrete or materials, or done site work such as digging out and packing the base, you may be responsible for those costs as set out in your written estimate or contract.

You agree to give our crew reasonable access to the work area and to keep vehicles, pets and people off fresh concrete until it has cured, which means the time it needs to harden before it can take weight. We'll tell you when it's safe to walk and drive on it.

Payment

Payment terms, including any deposit and when the balance is due, are written on your estimate or contract. Those written terms control if they differ from anything on this site.

If a payment is late, we may pause work until it's settled, and Oklahoma law may allow us to file a lien on the property for unpaid work and materials.

Warranty and what concrete does

Any warranty on your job is the one written in your contract. Apart from that written warranty, and to the extent the law allows, we make no other warranties, express or implied, about our work or this website.

Concrete can develop small hairline cracks as it cures and as the ground moves with the seasons. We cut control joints, which are planned grooves that give the slab a place to crack where you won't notice it, but no contractor can promise a slab will never crack. Color and texture can also vary from batch to batch and from any samples or photos.

Our warranty doesn't cover damage from heavy loads the slab wasn't built for, changes to drainage after we leave, deicing salts, tree roots, ground movement under the slab, or work done by others.

Limits on our liability

We're licensed and fully insured, and we're responsible for the work we do. To the extent the law allows, our total liability on any job is limited to the amount you paid us for that job.

We aren't liable for indirect or consequential losses, such as lost use of your driveway while new concrete cures. We also aren't responsible for buried lines or objects we couldn't reasonably have known about, as long as utility locates were requested before digging.

Information on this website is general. It isn't engineering, legal or permit advice for your property, and you shouldn't rely on it in place of a site visit.

Working out a problem

If you're unhappy with any part of the job, call us at (405) 285-3167 or reach us through our contact page first. Most problems get sorted out quickly once we come back out and look at the concrete together.

If we can't settle it that way, we both agree to try good-faith mediation before going to court, unless the law requires otherwise or one of us needs urgent relief.

Governing law

These terms and any work we do are governed by the laws of the State of Oklahoma. Any court case will be filed in the county where the work was performed or in Oklahoma County, Oklahoma.

Changes to these terms

We may update these terms from time to time, and the version posted on this page is the one that applies when you use the site. Changes don't alter a contract you've already signed with us.

If one part of these terms can't be enforced, the rest still applies. Questions about anything here can go to our contact page.
